By browsing and using the Balaton-fishing Guesthouse website, and by making a reservation,
you acknowledge that you have read, understood, and agreed to the following terms and conditions
(including the privacy policy).
General Provisions
1.) The Balaton-fishing Guesthouse (Operator: Cobaboat Kft., 8252 Balatonszepezd, Badacsonyi utca 21),
hereinafter referred to as the Host, enters into accommodation service contracts based on these
general terms and conditions.
2.) These terms do not exclude the possibility that the Host may enter into accommodation
brokerage agreements with travel agencies, organizers,
legal entities, or sole proprietors
under different or partially different terms.
Contracting Parties
1.) The Host’s services are always used by the Guest.
2.) If the Guest orders services directly from the Host,
the contract is concluded between the Guest and the Host.
3.) If a third party (intermediary) orders services on behalf of the Guest,
the contract is concluded between the Host and
the intermediary. The Host is not obligated to verify
the intermediary’s authorization to represent the
Guest and assumes no responsibility for it.
4.) The Host only enters into contracts with legally competent individuals.
5.) Minors or individuals lacking legal capacity may only use the Host’s services
if accompanied by a legally competent adult.
Contract Formation
1.) The Host accepts bookings via its online booking system and email.
2.) Upon receiving a written inquiry, the Host sends a written offer.
The offer is no longer binding if the Guest does not confirm
it within 48 hours with unchanged
terms and a 30% deposit.
3.) The contract is established upon the Host’s written confirmation
and becomes effective on the day the confirmation is sent.
4.) The contract is considered a written agreement.
The inquiry, offer, booking, and confirmation are all parts of the contract.
5.) The contract must include the following details:
• Guest’s name
• Place of birth
• Date of birth
• Address (or company headquarters)
• Phone number
• Email address
• Arrival and departure dates
• Number of nights
• Number of guests (adults and children under 18)
• Apartment name
6.) During low and shoulder seasons, the minimum stay is three nights on weekdays and two nights on weekends.
During peak season, the minimum stay is three nights
on both weekdays and weekends. Maximum stay is 30 nights.
The Host reserves the right to require
longer minimum stays during certain periods.
7.) Verbal bookings, modifications, agreements, or confirmations are not
considered contractual.
8.) The Host may include different terms in their offer than those
stated in these general conditions.
9.) If the Guest leaves the room permanently before
the end of the agreed period, the Host is entitled to
the full amount of the contracted service fee.
10.) The Host may rebook the room if it becomes vacant before the end of the agreed period.
11.) To extend the stay, the Guest must obtain prior written approval from the Host.
In such cases, the Host may require full payment for
services already provided and may condition the
extension on this payment.
12.) The contract may be modified or supplemented in writing by mutual agreement between the Guest
and the Host.
Withdrawal from the Contract
1.) Unless otherwise stated in the offer, the Guest
may withdraw from the contract free of charge up
to 91 days before the arrival date by written notice.
Within this period, the cancellation fees specified in
the confirmation apply.
2. Cancellation fees: Up to 90 days before arrival: 50% of the booking amount,
• Up to 90 days before arrival: 50% of the booking amount
• From 8 days before arrival:
100%.
3.) If the Guest does not secure the booking by
paying the full amount or deposit within 2 working
days after booking, the Host has the right to cancel
the contract and release the apartment.
Prices
1. Current room prices are listed on the website:
www.balaton-fishing.hu
2. Prices may differ on third-party booking platforms (e.g., Szállás.hu).
The price listed on the platform used for booking is always valid.
For EUR payments, the exchange rate is based on the official MNB rate on the day of booking.
3.) The Host may change advertised prices without prior notice.
4. The Host will indicate the applicable tax rate at the time of the offer.
Any additional tax burden due to changes in tax law
will be passed on to the
Guest with prior notice.
5. Current promotions and discounts are published on the website.
Discounts cannot be combined.
6. Discounts published after the offer has been sent
do not affect the original offer.
Payment Methods & Booking Guarantees
1.) If the time between booking and arrival is less
than 90 days, the full amount must be paid within 2
working days.
2.) If the time between booking and arrival
exceeds 90 days, a 30% deposit must be paid
within 2 working days.
The remaining amount is due 30 days before arrival.
3.) Invoices are issued in HUF.
4.) Payment can be made via bank transfer.
5.) Unless otherwise agreed, the Guest must ensure
that the payment is
credited to the Host’s bank
account within 2 working
days of booking.
6.) Any costs related to the payment method are the responsibility.

Conditions of Use for the Accommodation
1.) The Guest may occupy the apartment from 3:00 PM on the day of arrival.
If the Host is not present at the property, the keys can be retrieved from a key safe.
The code for the key safe will be sent via email no
later than the day before arrival.
2.) The Guest must vacate the apartment by 10:00 AM on the day of departure,
taking all personal belongings and luggage.
3.) If the Guest wishes to check in earlier or check out later than the times specified above,
a separate agreement with the Host is required,
and an additional fee may apply.
4.) Pets are not allowed.
5.) Smoking is strictly prohibited in all apartments.
Refusal to Fulfill the Contract / Termination of Service Obligation
1.) The Host has the right to terminate the accommodation contract
with immediate effect and refuse service if:
a) The Guest uses the apartment or
facilities improperly.
b) The Guest violates safety regulations, behaves inappropriately or aggressively, is under the
influence of alcohol or drugs, or displays threatening, offensive, or otherwise unacceptable behavior.
c) The Guest suffers from a contagious illness.
d) The Guest fails to meet payment or
deposit obligations by the agreed deadline.
2.) The contract is also terminated if its fulfillment
becomes impossible due to force majeure.
Guest Rights and Obligations
1.) The Guest is entitled to use the reserved
apartment and all facilities included in the standard
services or agreed upon in the contract, provided they
are not subject to special conditions.
2.) During their stay, the Guest may submit complaints regarding the services provided.
The Host will investigate and address any written
complaints submitted during the stay.
3.) After departure, the Guest forfeits the right to submit complaints.
4.) The Guest must pay for the services ordered by
the deadline and in the manner specified in the contract.
5.) The Guest is responsible for ensuring that any minors (under 18) or legally incapacitated persons
under their supervision are always accompanied by an adult.
6.) The Guest agrees that minors under their
supervision will not consume alcohol on the
premises during their stay.
7.) The Guest must use the Host’s equipment,
furnishings, and services properly.
8.) The Guest is liable for any damage or loss
caused by themselves, their companions, or persons
under their supervision.
9.) This liability remains even if the injured party claims compensation directly from the Host.
The Host must notify the Guest in writing of any
damage within 2 days after departure, including
photographic evidence.
If the damage exceeds 10,000 HUF, the Guest must
pay the amount within 5 working days.
Host Rights and Obligations
1.) The Host is obligated to provide the reserved accommodation and
services in accordance with applicable regulations and standards.
2.) The Host must investigate any written complaints from
the Guest and take appropriate action to resolve them.
3.) The Host may only provide information about
the Guest’s stay to third parties — including close
relatives — with the Guest’s prior written consent.
This restriction does not apply to legal requests.
4.) The Host is not liable for damages resulting from
improper use of the property or its equipment.
5.) The Host is not responsible for personal belongings left in
the apartments or common areas.
6.) The Host is not liable for any damage, loss, or
injury caused by other guests to the Guest or persons
under their supervision.
Dispute Resolution
The contracting parties agree to resolve any disputes arising from the contract amicably.
If this is unsuccessful, the provisions of the Hungarian Civil Code shall apply.
Any legal disputes shall be settled by the
court with jurisdiction over the location of the service.
